What does the Residential Development table show in Placemaker?
What each column shows, and which sites appear in the table
The Residential Development table appears on the Insights page in Placemaker when you are viewing a catchment. It lists the major residential development sites contributing dwellings within your selected forecast period, and what each site is expected to add.
What each column shows
| Column | What it shows |

| Site name and address | The site's researched name and physical address. One row per site. |
| Start year | The first year in the forecast period in which the site begins delivering dwellings. |
| Completion year | The year by which all forecast dwellings at the site are delivered. |
| Assumed site capacity | The total dwellings the site is expected to deliver at full buildout. |
| Net dwelling change | The dwellings the site contributes within your selected forecast period. This is the figure used to colour sites on the map. |
| Status | How far the site has progressed, from completed development through to long-term potential supply. |
Status
Status records the furthest milestone a site has reached, not a stage it passes through and leaves. A site with planning approval that has started selling shows as selling, because that sits further along.

The wording of the status values changes on 1 October 2026. The values themselves are unchanged.
Which sites you see
Only sites actively delivering dwellings within your selected forecast period appear in the table. To see a different set of sites, change the forecast period on the Insights filter page.
Frequently asked questions
Q: Why can I only see some development sites in my area?
A: The table shows only sites actively contributing dwellings within your selected forecast period.
Q: What is the difference between assumed site capacity and net dwelling change?
A: Assumed site capacity is the total dwellings planned for the full development. Net dwelling change is how many of those are delivered within your selected forecast period.
Q: Why does a site show N/A for start year or completion year?
A: The site is not expected to start delivering dwellings, or to reach completion, within the forecast period.
Q: Are completed sites included?
A: Yes. Sites in progress at the start of the forecast period are included, so a site finishing early in the period shows as complete for most of it. Sites completed before the 2026 base year are not shown.
